Housing, rent and your employer

Check the rental agreement, costs and what happens when a job ends.

The short answer

Check housing before travelling, especially when the employer or agency arranges it. Ask for the address, number of occupants, room arrangements and all costs. A wage offer is not complete without knowing what is deducted for accommodation.

For migrant-worker housing arranged through work, the rental agreement must be separate from the employment agreement. Check the rent, service charges, deposit, notice conditions and who the landlord is. Do not assume that “housing included” means free or that an online photograph proves availability.

Check affordability before paying

Separate basic rent, service costs, deposit and any employer transport charge. Ask who the legal landlord is and verify the payment recipient. Compare the initial cash needed with your first payday. A room offered with a job is still a housing decision with its own costs and conditions.

Plan the end as carefully as the start

Keep a condition record at move-in and departure, retain payment evidence and request any deduction breakdown. Read what happens if the job ends or the agency changes. Do not assume a verbal demand to leave explains your legal position; seek advice using the actual rental agreement.

  1. Get a separate rental agreement and a written cost breakdown in a language you understand.
  2. Ask about municipal registration, travel distance, shared facilities and what happens if the job or assignment ends.
  3. Keep payment evidence, an inventory and dated photographs of the condition at move-in and move-out.
A practical example

A €125 weekly housing charge is about €541.67 per average month using 52 / 12. A €500 monthly charge is therefore not the same price. Enter both offers using the same period.

Questions people ask

Can the employer arrange housing and deduct the cost?

Housing can be arranged through work, but deduction rules and rental protections still apply. Ask for the rental agreement, authorisation and the legal basis of the deduction instead of assuming every payroll charge is allowed.

Can the landlord keep the deposit without explanation?

Ask for the written specification required for deductions. A vague statement that cleaning or administration was needed is not enough to evaluate the charge.

Are service costs part of basic rent?

They are separate categories. Ask for a breakdown instead of relying on one all-in headline amount.

Does losing the job automatically cancel my tenancy?

Not necessarily. Employment and housing need separate assessment using the rental agreement and applicable law or CAO.

Can I receive it for any rented room?

No. The independent-dwelling condition normally matters, with specific exceptions. Shared facilities can prevent eligibility.
